We ask you to read the booking regulations and the services described below carefully prior to making your reservation. Once confirmed, your booking acquires contract status according to current Italian legislation. The contract is binding on the person making the booking and all other parties mentioned therein, including minors.

Conditions

Booking conditions:

In case of any booking we require an e-mail confirmation followed by a deposit equal to 50% of the stay, to be paid within 3 days of confirmation by bank transfer or credit card (EC-KARTE, VISA, MAESTRO).

The booking is considered as confirmed after payment of the deposit.
If timely payment is not made the booking is to be considered as void..
The balance is due on departure.

Deposit and other conditions (check in):

Upon arrival you will be asked to pay a security deposit of € 100,00 – cash only.
The amount will be deducted in whole or in part in case of damage inside the farm. If the damage exceeds the amount of the deposit, the customer must pay the difference immediately.
If there are no damages, the deposit will be refunded in full.
Upon arrival it is also mandatory to provide at least one form of identification for each person.
Upon arrival it is mandatory to pay the tourist tax in cash: €. 1,00 per person per night (from 15 years of age).

Cancellation policy:

From 60 to 20 days before arrival: 50% of the total amount (equal to the deposit).
From 19 to 07 days before arrival: 70% of the total amount.
From 06 to 01 days before arrival: 80% of the total amount.
In case of early departure or no show: 100% of the total amount.

Check in: from 15:00 hrs. to 19:00 hrs. (In case of any delay please inform us)

Check out: from 07:00 hrs. to 10:00 hrs. (compulsory).

Kitchen cleaning is the responsibility of the customer (if before leaving the kitchen is not clean and tidy € 30,00 will be deducted from your deposit.)
Extra cleaning: on request – chargeable

Buffet breakfast in the garden or in the heated terrace with lake view: (€ 12,00 for adults, € 5,00 for children up to the age of 6 years old).

Cot for children up to the age of 2 years: € 15.00 per week (on request, excluding linen)

Extra bed: € 40,00 per week (on request, linen included)

High Chair: € 15,00 per week (on request)

Air conditioning: € 20.00 per day during April, May, June and September (free during July and August)

Heating: € 20.00 per day in May, June and September (free during the months of March, April, October and December)

Information

You are not allowed to bring guests in your apartment that do not stay in the farm house unless you have express consent by the management.

Pets are not allowed.

Arrivals after 22:00 hrs. are allowed: At the time of booking you will be sent a code to access the farm, accompanied by instructions on how to reach us. We decline all responsibility if you are unable to access the farm due to having lost, or having forgotten your code.

The management is not responsible for the supervision of children.

The management declines all responsibility for disservices due to lack of supplies, equipment or other accidental failures due to force majeure.

We decline all responsibility for damages caused by other guests, adverse weather conditions, natural disasters, epidemics, disease and theft.
